K-Park & Wingrove Wellington: What Buyers Should Know

K-Park, Wingrove, and the “2029” Headline: What’s Actually Being Built on State Road 7

The delay headline is the hook, not the substance. Related Ross has consolidated the entire 71-acre K-Park site and is building two different things — a private school and a walkable downtown. For a buyer, only one of them is a real value lever. Here’s how to tell them apart.

💡 The 30-Second Answer

On the old K-Park land at State Road 7 and Stribling Way, Related Ross (Steve Ross’s firm) has consolidated the entire 71-acre site and is building two separate things: a private school, Wingrove Academy, on the west side, and a walkable mixed-use downtown on the east side. For a buyer deciding today, the school is the prestige anchor — but it is not a school-zoning value driver. It’s private, tuition runs around $40,000 a year, and it does not change which public schools your address is zoned for. The downtown is the real value lever: retail, restaurants, a hotel, offices, and housing on farmland that has sat empty for years. Treat them as two forces, because they affect your decision in completely different ways. Brian Wilder at 561-201-4717.

▶ Watch: K-Park & Wingrove Wellington — What Buyers Should Know

Brian Wilder has closed more than 1,500 transactions in Palm Beach County since 1996, and lives and works in Wellington. This is the read on K-Park most coverage misses: the headline is a delay story; the substance is a funded transformation on a sober timeline — and the piece of it that actually moves value for a buyer is not the one making the headlines.

The Headline vs. the Facts: What’s Real About the “2029” Date

Start with the claim, because it’s the hook everyone is reacting to. The story circulating is that Wingrove’s opening slipped a year to Fall 2029. I went looking for a primary source and could not find one. Every outlet I can reach — the local Town-Crier, the school operator’s own site, the original announcement, and the trade press — still describes the same two-phase timeline announced from day one: the school opens for pre-K through grade eight in August 2028, and the first high school class starts in August 2029.

In other words, “2029” was always in the plan — as the high-school phase, not the opening. The most likely explanation for the “pushed to 2029” framing is that the always-scheduled high-school date is being read as a delay of the whole school. Until a Village of Wellington council record says otherwise, that is the honest way to hold it: reported, not verified.

And here is the part that matters more than the date: even if the opening does slip a year, that would be unremarkable. This is a 405,000-square-foot campus on land the developer only finished consolidating in early 2026, and it has not broken ground. A one-year adjustment on a project that size, that early, is normal — not a warning sign. What the developer just did with the land is the real story.

What Actually Happened: The Land Deal Is the Real News

In early 2026 the structure of this deal changed in a way that de-risked it. The original plan split the K-Park purchase: Related Ross would pay about $28.3 million for the eastern portion, where the downtown goes, and Singapore-based Education in Motion would pay about $18 million for the western portion, where the school goes.

Then Education in Motion withdrew from its purchase. Rather than let that stall the project, Related Ross bought the entire 71-acre parcel for $46.3 million under an amended agreement the Village Council approved in February 2026. A Related Ross spokesperson said the firm took on the whole purchase to provide bridge financing “so the project can stay on schedule, close on the land, and meet the village’s requirements.” Wingrove is slated to purchase and own its land once the school’s financing is fully arranged.

Read that the way a dealmaker reads it. A partner dropping out sounds like bad news. But the result was that the most capitalized developer in West Palm Beach absorbed the risk to keep the timeline intact, and the Village signed off. Consolidation under a stronger balance sheet is de-risking, not distress. That’s why the correct read is: the largest transformation on the State Road 7 corridor is real, funded, and now on a sober timeline — not a promise that’s wobbling.

The Distinction That Decides Your Move: Two Separate Forces

There are two projects on this land, and they are not the same kind of value driver. Getting this right is the whole point.

  • The school is the prestige anchor — a signal and an amenity. It is private and does not change your public-school zoning, so it is not a school-boundary value driver the way an A-rated public elementary is.
  • The downtown is the money — a walkable retail, dining, hotel and office district on a corridor that has never had one. That is what tends to show up in value over time.

The buyers who get this right won’t pay a “good-school premium” for a private school that doesn’t change zoning, and won’t ignore the downtown that actually reshapes the corridor.

Force One: The School (Prestige, Not a Zoning Driver)

Wingrove Academy is a private, non-profit pre-K through grade 12 school on roughly 44–45 acres — about 405,000 square feet of classrooms, plus sports fields and an aquatic center, designed by David Manfredi of Boston-based Elkus Manfredi Architects, built for up to roughly 1,750 students. It is operated by ElevateED, the company founded by Karen Yung (a co-founder of Education in Motion), led by president Marianne Rehn, with Jeff Clark as Wingrove Academy’s CEO. Tuition is projected around $40,000 a year, in the range of established local independent schools.

Here is what most coverage gets wrong: a private school is not a public-school-boundary value driver. An A-rated public elementary changes what your address is zoned for, and that shows up directly in what buyers pay. Wingrove does not do that. If you care about zoned schools, verify your specific address at palmbeachschools.org — this project does not move that line. Wingrove adds prestige and an option for families who can fund private tuition or win aid. Treat it as prestige, not as a boundary.

Force Two: The Downtown (The Value Lever)

The eastern side of the site — roughly 24–25 acres fronting State Road 7 — is where the value lever sits, and it’s the piece most school coverage skips. When the Village rezoned the parcel in February 2026, it approved entitlements for up to 210,000 square feet of retail, 105,000 square feet of restaurant space, a 180-room hotel, 75,000 square feet of office, and 215 residential units. Related Ross has since been refining the program: by late spring 2026 the firm signaled it was pulling the residential component out of the near-term district and expanding retail and restaurant toward roughly 320,000 square feet combined, keeping the 180-room hotel and about 90,000 square feet of office, with housing possibly returning in a later phase. The district has been referred to as Village Landing, and the developer describes it as the first walkable downtown in Palm Beach County’s western communities, targeting a 2028 opening.

That is the money. Wellington’s west side has never had a walkable center — residents drive 20 to 30 minutes to West Palm Beach or over to the [INTERNAL LINK: Mall at Wellington Green] for that density of dining and retail. A walkable downtown on State Road 7 changes the daily-life math for every community within a few minutes’ drive. That is what tends to show up in value over time — not the private school, but the amenity gravity of a downtown where there used to be farmland.

The Local Angle Most Coverage Skips: The $10M Scholarship

Before the Village would approve the school’s conditional-use permit, the council sent ElevateED back to produce concrete terms on how local families would benefit. What came back: a commitment of $10 million in need-based financial aid over the first five academic years, with at least 100 Wellington residents able to apply. To be eligible, a student must be a Wellington resident at the time of application, meet the school’s admission standards, and demonstrate financial need — and awards are meant to carry a student through to graduation. ElevateED also agreed to a community-use policy letting village organizations use certain campus facilities. The council approved the school use unanimously once those terms were on the table in February 2026.

For a Wellington family, that $10 million is the one number on this project that could directly touch your household. It’s worth understanding the eligibility now, well ahead of the first application cycle.

What It Means for a Buyer Deciding Today

Here is how I’d coach a buyer looking in Wellington right now:

  • Buying for schools: this project does not change your public-school zoning. Verify your address’s assignments at palmbeachschools.org and decide on those. Wingrove is a separate, private option — relevant only if you can fund tuition or pursue the Wellington scholarship.
  • Buying for lifestyle and long-term value: the downtown is the lever, not the school. Proximity to a walkable retail-dining-hotel district on State Road 7 is the amenity Wellington’s western communities have lacked. That’s the story that tends to hold value.
  • On timing: nothing has broken ground. Construction is expected to begin in 2026, the downtown is targeted for 2028, the school for August 2028. This is a “position ahead of delivery” window, not a priced-in one — but don’t overpay today for a 2028 promise. Buy the house on today’s fundamentals; treat K-Park as upside.

Frequently Asked Questions

Is Wingrove Academy delayed to 2029?+
Not according to any primary source we can find. Every reachable source still shows the original plan: the school opens for pre-K through grade eight in August 2028, with the first high school class in August 2029. The 2029 date appears to be the always-planned high-school phase, not a delay of the opening. Treat the “pushed to 2029” claim as reported, not verified, until a Village of Wellington council record confirms it.
Does Wingrove Academy change my public-school zoning?+
No. Wingrove is a private school and does not change which public schools your Wellington address is zoned for. Verify your specific assignments at palmbeachschools.org.
How much is tuition?+
Projected at roughly $40,000 per year, in line with established local independent schools. A $10 million, five-year need-based scholarship fund is planned, with at least 100 Wellington residents eligible to apply.
What is being built besides the school?+
A walkable mixed-use downtown on the eastern ~24–25 acres along State Road 7. Approved entitlements include up to 210,000 SF retail, 105,000 SF restaurant, a 180-room hotel, 75,000 SF office, and 215 residences; the developer has since been expanding the retail/dining footprint and deferring housing to a later phase. It has been described as the first walkable downtown in Wellington’s western communities.
Can Wellington residents get financial aid?+
Yes. ElevateED committed $10 million in need-based aid over the first five academic years, with at least 100 Wellington residents able to apply. Eligibility requires Wellington residency at the time of application, meeting admission standards, and demonstrated financial need.
Who is behind it?+
Developer Related Ross, led by Steve Ross. The school is operated by ElevateED (founder Karen Yung; president Marianne Rehn; Wingrove Academy CEO Jeff Clark) and designed by David Manfredi of Elkus Manfredi Architects.

Brian Wilder is a 5th-generation Palm Beach County local, in business since 1996, with over 1,500 closed transactions in the county. Whisper Walk Boca is the second 55+ community in this Boca cluster and carries the same age qualification framework as Valencia at Boca Raton. The $280K floor — the lowest in the entire cluster — requires explanation before comparing to Valencia or any non-55+ community in the same corridor.

Community Overview: Whisper Walk Boca

Location: Boca Raton, FL, Palm Beach County. 55+ active adult community with mandatory HOA.

Price band: $280K–$460K. Construction era: 1980s. HOA: Mandatory.

Age qualification — a purchase requirement: Whisper Walk Boca operates under HUD 55+ housing guidelines. At least one resident per unit must be 55 years of age or older. 80% of occupied units in the community must have at least one qualifying resident. This is a legal purchase requirement, not a preference. Confirm that your household qualifies with community management before any offer.

Lowest price floor in this Boca cluster — what accounts for it: The $280K floor is $20K below Valencia at Boca Raton's entry point and the lowest in the entire Boca cluster covered in this guide. Before comparing Whisper Walk to Valencia, confirm what specifically accounts for the difference: product type (condos vs. villas vs. single-family), amenity scope, or specific location within Boca Raton. The age restriction and 1980s construction are the same at both communities. The $20K gap should have a specific explanation.

Value tier and resale liquidity: The lower price reflects the age-restricted buyer pool, which also narrows future resale liquidity. Buyers who may need to sell within a shorter horizon should run the resale math on a 55+ market before any offer.

Pre-Offer Checklist

Age qualification confirmation: Confirm that your household meets HUD 55+ guidelines before any offer. At least one resident per unit must be 55+. Verify with community management before contract.

Price floor explanation: Confirm what specifically accounts for Whisper Walk's $280K floor relative to Valencia's $300K floor before comparing listings across the two communities. Product type, amenity scope, and location within Boca are the variables most likely to explain the difference.

HOA financials and scope: Pull full HOA financials: current dues, reserve study, reserve funding percentage, and any pending special assessments. Confirm whether exterior maintenance is included — 55+ HOAs typically cover exterior maintenance that standard HOAs do not. Contact 561-201-4717.

Systems inspection — full 1980s tier (five items): FP/Zinsco panel check, polybutylene plumbing check, foundation review, roof age, and HVAC age — all five required before any offer. Age restriction and HOA status do not change the inspection tier.

School zone: Verify at palmbeachschools.org with the specific address before any offer.

Brian Wilder's Advisory Note

Whisper Walk is the lowest floor in this entire Boca cluster. At $280K, the entry point is below every other community in this guide — 55+ or otherwise. That's not a warning; it's a question: what explains the gap between Whisper Walk and Valencia? Product type is the most likely answer, but confirm it before you run any comps across the two communities.

The age qualification framework is identical to Valencia: HUD 55+ guidelines, one resident per unit must be 55+, 80% occupancy threshold applies. Confirm with community management before contract. The inspection tier is also identical: full 1980s five-item checklist. Nothing about the age restriction changes what's required on systems before any offer.

Villa del Mar Boca is a gated community in Boca Raton, FL, with homes from $420K–$680K, mandatory HOA, and mixed 1980s–1990s construction. Build year determines inspection tier — pull permit records before structuring any inspection. 1980s build: FP/Zinsco, polybutylene, foundation review, roof age, HVAC age — five required. 1990s build: FP/Zinsco, polybutylene, roof age, HVAC age — four required, foundation review drops. $420K–$680K is a wide range; confirm what accounts for where a specific listing falls before any price comparison. Brian Wilder is a 5th-generation Palm Beach County local, in business since 1996, with over 1,500 closed transactions in the county. Villa del Mar Boca carries mixed construction era — the same situation as Boca Springs. The inspection framework is identical: build year first, inspection tier second. The $420K–$680K range is wide enough that the specific listing position within that range needs explanation before any offer.

Community Overview: Villa del Mar Boca

Location: Boca Raton, FL, Palm Beach County. Gated community with mandatory HOA.

Price band: $420K–$680K. Construction era: 1980s–1990s. HOA: Mandatory.

Mixed construction era: Villa del Mar Boca has both 1980s and 1990s construction within the community. This matters because the inspection tier differs by build year. Pull permit records to confirm the specific build year of any property before structuring any inspection. Do not assume era from the community description alone. FP/Zinsco and polybutylene apply to both eras. Foundation review applies only to 1980s.

Wide price range — what drives it: $420K–$680K spans $260K. Before comparing any listing in Villa del Mar to another, confirm what specific factors — product type, lot characteristics, location within the community, or era — account for where that listing sits in the range. A $680K listing and a $420K listing in the same community are not comparable without that context.

Contact Brian Wilder at 561-201-4717 for current inventory and Villa del Mar-specific guidance.

Pre-Offer Checklist

Build year confirmation: Pull permit records to confirm the specific build year of the property before structuring any inspection. The inspection tier differs between 1980s and 1990s construction. Do not assume era from the community description alone.

Systems inspection — era-dependent tier: 1980s build: FP/Zinsco panel check, polybutylene plumbing check, foundation review, roof age, and HVAC age — all five required before any offer. 1990s build: FP/Zinsco panel check, polybutylene plumbing check, roof age, and HVAC age — four required; foundation review drops. FP/Zinsco and polybutylene apply to both eras regardless of which tier applies.

Price range context: Confirm what specific factors account for the listing's position within the $420K–$680K range before any price comparison or offer. Product type, lot characteristics, location within the community, and build era all affect where a specific listing falls.

HOA financials: Pull full HOA financials before any offer: current dues, reserve study, reserve funding percentage, and any pending special assessments. Confirm gate type and what the HOA covers. Contact 561-201-4717.

School zone: Verify at palmbeachschools.org with the specific address before any offer.

Brian Wilder's Advisory Note

Mixed-era communities require one step before the inspection: confirm the build year. Villa del Mar has both 1980s and 1990s stock. The difference between a five-item inspection and a four-item inspection isn't just a line item — foundation exposure on 1980s stock is a real remediation cost if it comes back positive. Know which tier applies before you structure any inspection or offer.

On the price range: $420K to $680K is a $260K spread. That's not noise. Before you run comps, know what accounts for the spread in this specific community. Call me before you tour and I'll tell you what I know about where specific listings sit within that range.

Resumen de la Comunidad: Valencia at Boca Raton

Ubicación: Boca Raton, FL, Palm Beach County. Comunidad 55+ de adultos activos con HOA obligatorio.

Rango de precios: $300K–$490K. Era de construcción: 1980s. HOA: Obligatorio.

Brian Wilder is a 5th-generation Palm Beach County local, in business since 1996, with over 1,500 closed transactions in the county. Valencia at Boca Raton introduces three variables not present in any other community in this Boca cluster: age qualification as a legal purchase requirement, HOA scope that typically includes exterior maintenance, and resale liquidity narrowed by the age restriction. All three must be understood before any offer.

Community Overview: Valencia at Boca Raton

Location: Boca Raton, FL, Palm Beach County. 55+ active adult community with mandatory HOA.

Price band: $300K–$490K. Construction era: 1980s. HOA: Mandatory.

Age qualification — a purchase requirement: Valencia at Boca Raton operates under HUD 55+ housing guidelines. At least one resident per unit must be 55 years of age or older. 80% of occupied units in the community must have at least one qualifying resident. This is a legal purchase requirement, not a community preference. Confirm that your household qualifies before structuring any offer.

Value tier in 55+ context: The $300K–$490K price range is the lowest floor in this Boca cluster. The age restriction is what accounts for it — it narrows the buyer pool, which affects both current pricing and future resale liquidity. Buyers who may need to sell within a shorter horizon should factor resale liquidity into their purchase decision before any offer. The value is real; so is the narrower market.

HOA scope in 55+ communities: 55+ community HOAs typically cover exterior maintenance obligations that standard gated community HOAs do not. Confirm the full scope of what the Valencia HOA covers and the total monthly cost before comparing dues to non-55+ communities in the same price range. The comparison will not be apples to apples if exterior maintenance coverage is excluded.

Contact Brian Wilder at 561-201-4717 for current inventory and Valencia-specific guidance.

Pre-Offer Checklist

Age qualification confirmation: Confirm that your household meets HUD 55+ guidelines before any offer. At least one resident per unit must be 55+. Do not assume qualification; verify with the community management before contract.

HOA financials and scope: Pull full HOA financials before any offer: current dues, reserve study, reserve funding percentage, and any pending special assessments. Confirm the full scope of HOA coverage — specifically whether exterior maintenance is included — before comparing dues to other communities. Contact 561-201-4717.

Resale liquidity consideration: Confirm that the 55+ resale buyer pool constraint works for your selling horizon before any offer. The age restriction is permanent and applies to future buyers as well.

Systems inspection — full 1980s tier (five items): FP/Zinsco panel check, polybutylene plumbing check, foundation review, roof age, and HVAC age — all five required before any offer. HOA status and age restriction do not change the inspection tier.

School zone: Verify at palmbeachschools.org with the specific address before any offer.

Brian Wilder's Advisory Note

55+ communities introduce a purchase layer that doesn't exist in any other Boca community in this guide: legal age qualification. I've had buyers assume they qualify because they're close to 55, or because their household is mostly 55+. Under HUD guidelines, "mostly" doesn't satisfy the requirement. Confirm with community management before contract — not at closing.

On resale: the $300K entry point reflects the narrower buyer pool. That's a fair tradeoff if active adult community living is what you're looking for and your selling horizon is long. If you may need to sell within 5–7 years, run the resale math on a 55+ market before you commit. The inspection tier doesn't change: all five items, same as every other 1980s Boca community.

Resumen de la Comunidad: Sandalfoot Estates Boca

Ubicación: Boca Raton, FL, Palm Beach County. Vecindario sin HOA.

Rango de precios: $380K–$600K. Era de construcción: 1980s. HOA: Ninguno.

💡 Quick Answer

Sandalfoot Estates Boca is a no-HOA neighborhood in Boca Raton, FL, with homes from $380K–$600K and 1980s construction. No mandatory dues — but also no exterior coverage, no gate, and no shared amenity management. The tradeoff is real and needs to be understood before comparing to gated HOA communities in the same price range. Deed restrictions may still apply even without an HOA — title search before contract confirms what restrictions exist. Full 1980s inspection tier: FP/Zinsco, polybutylene, foundation review, roof age, HVAC age — all five before any offer. Call 561-201-4717 before you tour.

Sandalfoot Estates Boca is the first no-HOA community in this Boca Raton cluster. The no-HOA positioning is a genuine differentiator — it shifts what the buyer carries and what they give up. This guide covers both sides of that tradeoff before any offer.

Community Overview: Sandalfoot Estates Boca

Location: Boca Raton, FL, Palm Beach County. No-HOA neighborhood.

Price band: $380K–$600K. Construction era: 1980s. HOA: None.

What no-HOA means in practice: No mandatory monthly dues is the headline. The full picture includes: no exterior maintenance coverage from an HOA, no gated entry, no shared amenity management (pool, tennis, landscaping of common areas), and no reserve fund for community infrastructure. Buyers trading HOA cost for freedom from those obligations need to confirm the tradeoff works for their household before comparing Sandalfoot Estates to gated HOA communities in the same $380K–$600K range.

Deed restrictions without HOA: No HOA does not automatically mean no restrictions. Florida subdivisions frequently carry deed restrictions attached to the property that predate HOA formation or exist independently of any HOA. A title search before contract is the only way to confirm what restrictions, if any, apply to the specific property. Do not assume no restrictions from the no-HOA designation.

Pre-Offer Checklist

Deed restriction title search: Required before contract. Confirm whether the specific property carries any deed restrictions. This is not the same as an HOA — deed restrictions can limit use, modifications, and property type independently of any HOA structure. Pull a title search before contract, not at closing.

Systems inspection — full 1980s tier (five items): FP/Zinsco panel check: confirm panel brand before contract. Polybutylene plumbing check: confirm plumbing material before contract. Foundation review: 1980s construction carries foundation exposure; required before any offer. Roof age: confirm remaining useful life. HVAC age: confirm condition and remaining useful life. All five required before any offer — HOA status does not change the inspection tier.

No-HOA tradeoff confirmation: Confirm the full picture of what no-HOA means for this specific property before comparing to gated HOA communities in the same price range. The savings on monthly cost are real. So is the absence of exterior coverage, gating, and amenity management.

School zone: Verify at palmbeachschools.org with the specific address before any offer.

Brian Wilder's Advisory Note

No-HOA is not a shortcut to a simpler purchase. It's a different purchase. The inspection tier is identical to every other 1980s community in Boca — FP/Zinsco, polybutylene, foundation review, roof, HVAC. That doesn't change because there's no HOA. What changes is what happens after you close: you own the exterior maintenance obligation entirely, you don't have a gate, and there's no reserve fund to draw on for community infrastructure.

The deed restriction question is the one that catches buyers off guard most often in no-HOA neighborhoods. Pull the title search before contract. It takes days. Not knowing what restrictions exist until closing is not a position anyone wants to be in.

Resumen de la Comunidad: Osprey Bay Boca

Ubicación: Boca Raton, FL, Palm Beach County. Comunidad cerrada con HOA obligatorio.

Rango de precios: $410K–$650K. Era de construcción: 1990s. HOA: Obligatorio.
