Get it inspected by someone who does marine structures, not a general home inspector.
  • Dock permitting and what's grandfathered: Confirm the dock, lift, and davits are permitted as built, and what any future modification would require. Existing is not the same as permitted.
  • Flood zone, elevation certificate, and real insurance quotes: Request the elevation certificate before you offer, not after inspection. On coastal property in this insurance market, get bound quotes early — flood and wind together can change what the home costs to own by a wide margin, and that's a financing question.
  • HOA financials in writing: Reserves, the last two years of statements and minutes, and any special assessment history. Where an association maintains shared docks, seawall, or a basin, the reserve picture matters more than in a typical inland community.
  • School zone by exact address: Harbour Pointe is in the St. Lucie Public Schools district — separate from Palm Beach County. Verify the zoned schools for the specific street address at stlucieschools.org. Not a listing site, not a verbal confirmation. Boundaries change.
  • Utilities and, where applicable, well and septic: Confirm whether the property is on city water and sewer or on well and septic. Both exist in the Fort Pierce area depending on where the parcel falls relative to city service, and it's worth confirming rather than assuming.

The honest trade-off

Who thrives in Harbour Pointe: the buyer who wants real water access and treats the dock, the bridges, and the seawall as the primary inspection — not an afterthought once the house checks out.

Who regrets it: the buyer who assumes waterfront means ocean access, finds out after closing that a fixed bridge caps the boat they can keep there, or inherits a seawall at the end of its life. Both of those are knowable before you offer. Neither is knowable from photos.
